Florida eRecording for individuals and small offices
eRecording submits a signed document to a Florida county's Official Records electronically instead of at the counter. Most eRecording vendors only open accounts for title companies and lenders. Mobile Mark Notary submits single documents for individuals, small businesses, and law firms for $39, plus the county's recording fees.
What we record
Customer-prepared instruments: deeds, satisfactions and releases, liens, notices of commencement, powers of attorney, affidavits, easements, and certified judgments, in the Florida counties and document types our eRecording account supports. Florida authorizes electronic recording under §695.27, F.S.; each county sets the document types it accepts. You get a confirmed yes or no for your county and document type before any payment.
Electronic PDF or paper original
Electronic PDF is for documents signed and notarized electronically, such as by remote online notarization. You upload the file; nothing is mailed, and proof of recording is emailed to you.
Paper original is for documents signed in ink. Your confirmation email gives the mailing address. We log the original in, scan it at 300 dpi, submit it, and return it by pickup, tracked mail, or held custody, as you choose.

Example: a one-page affidavit notarized online and recorded in Orange County costs $49 ($39 + $10). County fees are passed through at cost and itemized separately on your invoice.
What you provide
- The complete, signed, and notarized document, with every exhibit that records with it
- The county, the document type, and the total page count
- The names to be indexed exactly as written, and the return-to address
- The preparer's name and address as shown on the document (§695.26, F.S.)
- Documentary stamp or intangible tax amounts, when the document requires them
What we do not do
- Prepare, correct, or interpret documents, or give legal advice
- Calculate taxes or decide whether a document should be recorded
- Promise that recording creates, perfects, or preserves a lien
Submissions go out twice every business day. Priority enters the next same-day submission window; it does not change the county's processing time.
Questions
Why can't I eRecord myself?
Most eRecording vendors open accounts only for title companies, lenders, and other high-volume filers. Individuals and small offices are left with mailing paper to the county or standing at the counter. We submit single documents through our account.
My document was notarized online. Can it be recorded without printing?
Yes. Upload the PDF exactly as the notarization platform delivered it. Do not print, rescan, or edit it; changing the file can break its electronic seal. The PDF is not returned. When the county records it, the recorded image, instrument number, and county receipt are emailed to you.
Do you calculate documentary stamp tax?
No. You provide the documentary stamp and intangible tax amounts from your closing statement, attorney, or title agent. The county determines the tax due.
What if the county rejects the document?
You get the rejection reason exactly as the county stated it. If the rejection came from a data-entry error on our end, resubmission is free. If the document itself needs correcting, that is your decision and your attorney's, and the corrected document is a new submission.
