RON Loan Signings — Where Florida Stands

Florida has authorized RON for real estate transactions since 2020, and most national lenders now accept RON for refinances, HELOCs, and many purchase scenarios. Confirm with your lender before scheduling:

  • Some loans (especially purchase closings with seller present) still require in-person signing per the lender or county recorder
  • RON real estate closings are particularly efficient for out-of-state borrowers buying or refinancing Florida property
  • The closing must comply with both Florida RON rules and the receiving county recorder's requirements for electronic recording

What to Expect at the Signing

  1. Allow 60–90 minutes for a refinance package, 90–120 for a purchase
  2. Bring two government-issued photo IDs (one is required, second is best practice)
  3. Bring a check if cash to close is required (or confirm wire instructions in advance)
  4. Have the borrower-payable items (homeowners insurance binder, etc.) confirmed before the signing
  5. Ensure all titled parties are present and able to sign
